Müllerstrasse 5, living in a renovated old building

With the renovation of the property at Müllerstrasse 5 in Zurich’s Kreis 4 district, an old building in the city center was carefully developed and given a new use. Former office space was converted into modern living space in a central location. The project thus contributes to inner-city densification and relieves the strain on Zurich’s tight housing market.

A total of six apartments were created as part of the transformation. The mix of 1.5-, 2.5- and 3.5-room apartments with living spaces ranging from around 39 m² to 90 m² caters to different lifestyles and enables a variety of living arrangements in the heart of the city. The larger apartments also have balconies facing the quiet inner courtyard.

Parallel to the residential use, a new neighborhood practice was established on the ground floor. The Müllerpraxis practice created an additional medical contact point for the neighborhood. The combination of residential and local healthcare services strengthens the mix of uses in the building and contributes to a lively neighborhood structure.

Particular attention was paid to the careful redevelopment of the existing building fabric. Characteristic elements of the old building were preserved and combined with contemporary extensions. Herringbone parquet flooring in the living areas, partially exposed concrete ceilings, and discreetly designed kitchens and fixtures create a calm and high-quality living atmosphere that respects the original character of the building while meeting today’s living standards.

UTO Real Estate Management accompanied the project through all phases, from project development and client representation to asset management. The planning and implementation were carried out in close cooperation with Elmiger Architekten, who were responsible for both the architecture and construction management.

With occupancy scheduled for August 2025 and rapid full letting, the project is a prime example of how the conversion of existing buildings can create valuable living space in an urban context.
