New building on Horneggstrasse completed: almost impossible – and yet realized.

Horneggstrasse 4, Zurich Seefeld. Near to the Tiefenbrunnen lido, with direct views of Lake Zurich – one of the city’s most sought-after residential locations.

Initial situation: an existing property from a roughly hundred-year-old perimeter block development, used as office space since the 1980s. At first glance: a solid but unspectacular project.

However, our analysis revealed: significant potential was hidden here. Nearly doubling the usable floor area would be possible – if the challenges could be overcome.

And those were substantial:
🔸 Complex planning and zoning framework with tight constraints
🔸 Legitimate objections from neighbors that needed to be taken seriously
🔸 An existing structure forming part of a historic perimeter block development

Through a competitive study process in which the design by the Zurich-based architecture firm ARC1706 stood out, combined with strong negotiation skills with authorities and neighbors and meticulous attention to detail, this feat was achieved.

The result: 12 exceptional apartments – each one unique.

The centerpiece of the concept: each apartment spans two to three split levels, creating a true “single-family home feel” within approximately 90 m² – right in the heart of Zurich, just a few steps from the lake.

The ground-floor units impress with generously usable living spaces on the lower level – filled with natural light and designed to feel like living areas, far removed from the typical basement atmosphere.

The penthouse apartments raise the bar even further: over 4 meters of ceiling height, private rooftop terraces, and panoramic views that are second to none – Lake Zurich, the Alpine range, and the city skyline all at a glance.

✅ 11 out of 12 apartments were already rented before first occupancy.
