Schärenmoosstrasse 99, Zurich

The conversion of the property at Schärenmoosstrasse 99 in Zurich-Seebach will transform a vacant office complex into modern living space. At the beginning of 2023, UTOREM acquired the commercial building on behalf of a Swiss family office. The aim of the transaction was to convert the space from office to residential use, thereby making a valuable contribution to alleviating the tense housing situation in Zurich.

A total of 136 furnished residential units are being created on four floors as part of an innovative co-living concept. The existing structures of the building will be retained but will be architecturally upgraded and adapted to the new requirements. Particular emphasis is placed on a resource-saving approach: numerous components were removed during demolition and reused elsewhere.

The project is being implemented while the building remains in use. While the upper floors will continue to be used as office space, new residential space is taking shape on the ground floor and the first to fourth floors. This challenge requires a high degree of coordination, tact and forward planning. Together with the operator TomoDomo and the planning partners involved, a project is being created that not only makes urban transformation visible but also allows it to be experienced in a sustainable way.
