On the western edge of the municipality of Rain (LU), UTOREM developed twenty-two terraced single-family homes in condominium ownership as well as six smaller commercial units on the former AMAG site between 2020 and 2023.
In order to make the project as sustainable as possible, the houses were built on top of the existing parking garage, greatly reducing the amount of concrete used. The new above-ground structure is made entirely of wood, which is also a climate-friendly construction option. The houses are heated with wood in the form of a central pellet heating system.
The compact floor plans of the 4.5 to 5.5-room houses offer living spaces ranging from 90m² to 130m² and were offered to the owners at affordable prices. Three commercial buildings line the street and protect the development from road noise.
The owners were given a choice of three finishing options for the individual design of their respective houses, allowing them to customize the houses as they wished. The roof terraces and conservatories were in high demand when it came to choosing the special options, and feedback from the owners shows that the project has succeeded in creating family-friendly and affordable living space in combination with three commercial buildings.
