With the repurposing of the property on Schärenmoosstrasse 99 in Zurich-Seebach, parts of the former office complex were transformed into modern residential space. At the beginning of 2023, UTOREM acquired the commercial property on behalf of a Swiss family office. The objective of the transaction was to convert part of the partially vacant office space into residential use, thereby making a valuable contribution to easing Zurich’s strained housing situation.
A total of 136 furnished residential units were created on the ground floor and from the first to the fourth floors as part of an innovative co-living concept. The usage concept was developed jointly with the operator TomoDomo GmbH. The existing building structures were largely preserved, architecturally enhanced, and adapted to meet new requirements. A particular focus was placed on a resource-conscious approach: numerous building components were carefully dismantled during demolition works and reused elsewhere.
The project was implemented while the building remained in operation. While the upper floors continued to be used as office space, new residential units were created on the ground floor and the first to fourth floors. This challenge required a high degree of coordination, sensitivity, and forward-looking planning. Together with the operator TomoDomo GmbH and the involved planning partners, a project was realized that not only makes urban transformation visible, but also sustainably tangible.
